Quebec rent increase calculator (TAL method) and deadline tracker
A platform that supports landlords and tenants in their rental situations.
TAL base percentage for 2026: 3.1%
For lease modification notices given from January 1, 2026, the TAL’s base percentage for rent is 3.1%. Tax, insurance and major-work (5%) adjustments can be added, and each calculation is specific to the building and the unit. The 3.1% is not a cap: the landlord can ask for the increase they consider fair and reasonable. The TAL publishes its percentages every January, so the 2027 figure is not known yet.

Reply deadline: 1 month from receipt
The tenant has one month from the date the notice is received to answer. TAL example: a notice received on January 15 must be answered by February 15. Without an answer, the lease is renewed with the requested changes. RentGuard counts this month from the receipt date you enter.
